3 Common Floor Plan Mistakes That Can Impact How You Live in Your Home

When you’re building or renovating, your floor plan is the foundation for everything that follows. But even after countless hours of tweaking and reviewing, it’s easy to miss small oversights that can create big challenges later.

As a designer, I’ve reviewed countless plans and spotted patterns in the mistakes people often make. The good news? They’re simple to avoid once you know what to look for.

1. Window placements that don’t make sense

Natural light is one of the biggest factors in how a home feels but it’s not just about adding windows anywhere. Poorly placed windows can clash with furniture (like a bedhead), leave key areas dark, or compromise privacy. Always consider both light and lifestyle when deciding where they go.

2. Kitchens that look great, but don’t work in real life

Your kitchen is one of the most used spaces in your home, and it needs to work as well as it looks. Poor flow, like having your sink too far from your prep space, or your fridge in an awkward spot, can make cooking feel like a chore. Plan for functionality first, finishes second.

3. Forgotten joinery and storage

Custom joinery and well-planned storage are what take a home from okay to effortless. But if these aren’t included in the plan, they’re often left out completely. Think study nooks, mudrooms, or built-in TV units and make sure your wardrobes are actually deep enough for hangers.

These small details influence how your home feels and functions every single day. Getting them right before you build or renovate can save you from costly changes and everyday frustrations later.

If you want peace of mind that your layout will work for you now and in the future, a fresh designer’s perspective can make all the difference.
